(1-3 sentences) The conversion of Laurelhurst Apartments to Affordable condos is just one of many creative solutions I leverage to help housing providers during these challenging times. In this case, rather than sell to market rate investors, we partnered with the seller and a housing center to create "starter homes" at 80% AMI. We've done deals like this across the country, but the Laurelhurst conversion project represents an example of how "compassionate capitalism" can help with the preservation of Affordable housing units – without using public money. We learned a lot on these initial pilot projects and 2026 will be the year we scale the model. As a consultant first and broker second, I've become known for creative ways to address dispositions and recapitalization of troubled assets. At a national conference a few months ago I coined the concept of "Impact on Equity" which repurposes the market rate concept of "return on equity." It's a framework I've used to help providers make hard decisions. (PS: I'm estimating deal size will be $5,520,000, 23 x $240,000 for starting price of condos. We had delays on seismic bracing of roof and plumbing fixes but should be hitting market next month!)

(1-3 sentences) The need for housing and to provide a second chance to those in need was first presented to me by Homer Williams, a prominent developer and leader of Harbor of Hope, a non-profit in Portland, OR. This opportunity to help Harbor of Hope and the State of Oregon fit very well with our area of expertise in proving services to our clientele – owners of hotels across the Northwest. My team quickly went to work in February 2020 and presented this opportunity to hoteliers with hotel assets that fit with the program and throughout the process we assisted by collaborating with non-profits, government agencies, hotel owners, and others to put more than 2 dozen hotels in to escrow, with 13 of those crossing the finish line to help this homeless community get on their feet again in both Project Turnkey 1.0 in 2021 and Project Turnkey 2.0 in 2023. It remains a proud moment in the history of our company.
